Understanding manufactured homes

What is a manufactured home?

A manufactured home is built in a factory to federal Manufactured Home Construction and Safety Standards, commonly called the HUD Code. It is transported to its destination in one or more sections on a permanent chassis, and each section carries a red HUD certification label.

How is a manufactured home different from a mobile or modular home?

“Mobile home” generally refers to a factory-built home produced before the HUD Code took effect on June 15, 1976. Manufactured homes follow the federal HUD Code, while modular homes are built to the state and local building codes that apply where they will be placed.

What is the HUD Code?

The HUD Code is the federal construction and safety standard for manufactured homes, published in 24 CFR Part 3280. It covers areas including the home’s body and frame, thermal protection, plumbing, electrical systems, and fire safety.

What is the difference between a single-section and multi-section home?

A single-section home is transported as one complete section. A multi-section home arrives in two or more sections that are joined at the property, so its dimensions, transport needs, and site requirements may differ.

Can a manufactured home be placed on land I own?

It may be possible, but owning the land does not automatically establish that a manufactured home is allowed. The property’s zoning, jurisdiction, access, site conditions, utilities, foundation requirements, permits, and inspections must be reviewed for the specific project.

What should I verify before choosing a property?

Confirm whether the property is governed by a city or county, whether its zoning allows the proposed use, and whether setbacks, easements, drainage, utilities, and other land-use rules affect placement. The route, driveway, overhead clearance, turning space, soil, foundation area, and utility connections should also be reviewed.

Who decides whether a manufactured home is allowed on a parcel?

The city, county, or other land-use authority responsible for the parcel determines whether the proposed use complies with local zoning and development rules. State and local agencies may also oversee installation permits and inspections; Skyline does not grant parcel approval.

What permits or inspections may be required?

Requirements can include zoning or land-use review, installation and building permits, foundation review, utility permits, and inspections. The exact process depends on the state, local jurisdiction, property, and project scope.

What does manufactured-home site preparation include?

Site preparation can include establishing the home location, preparing stable soil and drainage, providing transport and installation access, and completing the specified foundation and anchoring system. Utility connections and any required perimeter enclosure must also be coordinated for the property.

Delivery, installation, and home information

What does a delivery review check?

Skyline reviews the selected home’s size, the highway and neighborhood route, turns, bridges, overhead clearance, and access to the final site. The review also considers driveway access, grades, staging space, and site readiness, but it is separate from zoning and permit approval.

Can every floorplan be delivered to every property?

No. A home’s dimensions and number of sections, along with the transport route, property access, site layout, and applicable requirements, can affect delivery feasibility. The preferred floorplan and destination should be reviewed together.

Who installs and anchors a manufactured home?

Installation should be completed according to the manufacturer’s instructions and applicable federal, state, and local requirements. Some states license or certify manufactured-home installers, so required credentials and permits should be confirmed for the project location.

What happens after the home arrives?

The home is positioned on its specified foundation system, and multi-section homes are joined and finished at the connection points. Anchoring, authorized utility connections, exterior completion, and required inspections are then handled according to the approved project requirements.

What manuals and warranty information come with a new home?

HUD states that each new manufactured home comes with manuals covering operation, maintenance, repair, installation, anchoring, and utility connections. Warranty terms vary, so buyers should review written information identifying who provides service and what is or is not covered.

Are energy-efficient manufactured-home options available?

Yes, new manufactured homes can be designed with energy-efficient construction and equipment. Availability varies by home, so compare the documented insulation, windows, heating and cooling equipment, appliances, and other specifications for each model.
